Questions You Should Ask When Looking For An Apartment To Rent In Madrid

If you’re looking online for an apartment, there are a few pros and cons to bear in mind. Firstly, there is a difference between agencies that have an office address and agencies that operate purely online over the internet and telephone. Many online agencies provide online booking facilities, e-mail addresses and telephone numbers, but without an office, it may be difficult to know who to contact if anything should go wrong. I’d advise that you check this with any online agent, and if they are professional they will provide you with contact details of someone on the spot should you need assistance.

Decide whether you want an apartment in the busy centre of Madrid, or further or quieter suburbs

Even if the agency you’ve chosen have a telephone number, it gives them more credibility of they have a land line number as well as an emergency contact number. In Spain, mobile numbers are made up of 9 digits. They usually start with a 6 and are commonly written in groups of 3 as follows: 6xx xxx xxx.

A landline number is also made of 9 digits and the first 2 digits will signify the town or city. The first 2 digits for Madrid numbers are 91. There are also 902 numbers in Spain which many businesses use.

Faxes And Postal Addresses

If the apartment to rent in Madrid is available through an agency, and they provide a fax number for sending through enquires. Then, you can also check the whereabouts of their office that way, as Madrid based fax numbers should start with 91 as do the phone numbers.

Official Company Details

The equivalent of a Ltd company in Spain is an S.L. Whether a person works for themselves or runs an S.L, they should be able to give details of their tax registration number.


How The Renting Process Works

When you find an apartment to rent in Madrid, and it’s online, you can book it by sending through a request and the agency should call or write back. You will also have the option to make an online booking directly through their web page.

The web page will give the option to choose the apartment that you prefer and make your own reservation. This is when you will be asked to pay a deposit with your credit card, which could be anything between 10% - 40%. Once payment has been confirmed, the web page should give you a reservation number, that you need to keep and use every time you speak to the agency.


What Happens If I Want To Cancel The Reservation?

Many companies state in their small print that they will not refund the deposit under any circumstances. However ensure to check first with each apartment rental agency as they have different requirements.

How Will The Agency Confirm My Apartment To Rent In Madrid?

Once you’ve booked online, you should get confirmation by email that has all your reservation details included. Make sure that you find out at this stage who will be meeting you on arrival, and where they will be meeting you. Do you have to find your own way to the apartment, and if so do they provide you with a map?

Some agencies will ask you to sign a short term rental contract upon your arrival, that should also be signed by the owner. The contract in most cases will say that you accept responsibility for any damages caused to the apartment during your stay. If you haven’t paid your deposit with your credit card, the agency may ask for a cash sum to keep as a deposit until you leave.

If you have to cancel the booking, generally, as a rule of thumb, the closer to the date of travel you cancel, the more of your payment you will loose. Generally, if you cancel within the week before your booking, you can loose all your deposit.

Each owner will have a different system. Some may ask you to sign a contract and some won’t. Either way I advise you to get them to send you as much information in advance, including photos, as possible.
